Q:  Cash Offer vs Full Market Listing- What is the difference?

A: Have you seen paid advertising from companies offering to buy your home for cash?  Today’s real estate market has a number of companies like Open-door, Offer pad, and Zillow that will buy your home for cash. Is it a good deal and the right option for you?  We can help you solicit cash offers from all of these competing corporate and private investors. Every situation is different, here are some of the general pros and cons.

Pros_Cash Offer: Quick close, no showings, no time on market

Cons_Cash Offer:  One buyer vs everybody that may want to buy your home, (so no real competition). High fees for convenience are always a con. There is no seller representation with this option.

Q: Should I buy an existing home or build a new one?

A: There are benefits and drawbacks to both.  Here are some of the differences:

New construction: Energy efficient home with a modern design.   Pick your designer upgrades and semi-customize your home to taste. New neighborhood designs, as well.  Drawbacks: Final price is unknown until your design center appointment. There is no back yard, in most cases. You are restricted to locations that will accommodate new construction.

Existing homes: Typically more home for the money, established neighborhoods, known price and complete yard spaces

Drawbacks: less energy efficient, wear and tear on home, needed updates
